This achievement adds to the 12 existing LEED Design and Construction certifications, as well as one EDGE certification held by the real estate vehicle. In Colombia, only about 4% of LEED certifications fall under the Operations and Maintenance category, further highlighting the importance of this recognition for CityU.<\/p>\n<p>LEED Gold certification in Operations and Maintenance ensures that CityU meets rigorous standards in several key areas:<\/p>\n<ul>\n<li>Efficient water and energy use: The asset&#8217;s systems are optimized to minimize consumption of these resources, contributing to a significant reduction in carbon footprint.<\/li>\n<li>Waste generation: Implementation of effective practices for waste management and reduction.<\/li>\n<li>Comfort and environmental quality: Ventilation and climate control in the rooms, hallways, and commercial areas are designed to provide a healthy, comfortable environment for users.<\/li>\n<\/ul>\n<p>To obtain this certification, sustainable strategies must be incorporated from the building&#8217;s design and construction stages, optimizing resource efficiency during use and ensuring that sustainable practices are maintained over the long term during the asset&#8217;s operation.<\/p>\n<p>Iv\u00e1n Parra, Asset Management Director at Pei Asset Management, notes that, &#8220;Pei is proud to be part of this pioneering project, which integrates advanced practices in energy efficiency, sustainability, and well-being for its community of more than 1,200 students and faculty. This achievement reaffirms the vehicle&#8217;s commitment to a more sustainable and resilient urban environment, setting a new standard for student housing in the country.&#8221;<\/p>\n<p>In addition, CityU achieved carbon-neutrality certification granted by ICONTEC for the asset&#8217;s commercial component \u2014 that is, the ground-floor retail units.
