{"id":15706,"date":"2020-03-27T09:27:28","date_gmt":"2020-03-27T14:27:28","guid":{"rendered":"https:\/\/pei.com.co\/pei-asset-management-presento-los-resultados-de-2019-a-los-inversionistas-de-pei\/"},"modified":"2026-07-29T18:06:10","modified_gmt":"2026-07-29T23:06:10","slug":"pei-asset-management-presented-the-results-of-2019-to-pei-investors","status":"publish","type":"post","link":"https:\/\/pei.com.co\/en\/pei-asset-management-presented-the-results-of-2019-to-pei-investors\/","title":{"rendered":"Pei Asset Management presented the results of 2019 to Pei Investors."},"content":{"rendered":"<ul>\n<li><em>During the period of 2019, Pei, a real estate investment vehicle and a leading asset manager in Colombia, managed assets worth over 6 trillion million, ending the period with 982.000 m.<sup>2<\/sup> of leasable area and 1,525, tenants represented in more than 2,000 contracts.<\/em><\/li>\n<li><em>The eleventh and largest issuance of equity securities in the history of Pei, amounting to 1.7 million, took place, with a coverage ratio of COP 816,500 times.<\/em><\/li>\n<li><em>In the second semester of the year, Pei issued a second series of ordinary bonds for COP 500,000 MM, exceeding the offered amount by 1.6 times, and completed a trillion-peso bond issuance.<\/em><\/li>\n<\/ul>\n<p><em>\u00a0<\/em><strong>Bogot\u00e1.<\/strong> Pei Asset Management, the real estate management company of Pei, held the first conference call for Pei Investors, with the code 2020, in which they presented the results of the year 2019.<\/p>\n<p>The call was led by Jairo Corrales, President of PEI Asset Management, and Jimena Maya, Manager of investor relations, who presented the most relevant topics of the year 2019, including: portfolio management and stabilization, the issuance of TBon and eBOnos Ordinarios, and the second issuance of the year 2019, such as shares and ordinary bonds.<\/p>\n<h2>Regarding asset management<\/h2>\n<p>Emphasis was placed on the ability of tenants to renew and retain leases, seeking long-term contracts and relationships in a year that presented challenges for the vehicle due to the first contract renewals expiring after 10 years.<\/p>\n<p>Secondly, the eleventh issuance of equity securities, which took place in June for a value of 816,500 million pesos, was highlighted. This was the largest issuance offered to the market until then, and it generated a demand 1.71 times greater than the initial offering, welcoming over 1,000 new investors to Pei.<\/p>\n<h2>In the Second Issuance of Ordinary Bonds<\/h2>\n<p>The issuance, which took place during November and was valued at 500,000 million pesos, saw Pei complete a total of 1 trillion pesos in ordinary bonds placed on the Colombian market. The offering, demanded 1.6 times, offered short-term and medium-term fixed and inflation-linked securities, allowing for enhanced profitability.<\/p>\n<h2>Financial debt<\/h2>\n<p>At the end of the period, the ratio was COP 1.54 with an average cost of 7.07% EA, decreasing 18 pbs compared to the previous year. This was due to the implementation of capital structure strategies such as issuing bonds and new credit lines, which have allowed for more competitive interest rates. As a result, the vehicle reaches a leverage ratio of 24% over assets.<\/p>\n<p>It is worth noting that Pei exceeded \\$6 trillion in assets under management, and ended the year with \\$982,000 million.<sup>2<\/sup> Under the management of and represented in over 2,000 contracts by 1,525 tenants.<\/p>\n<p>During this period, 3 new assets joined the portfolio: the Nuestro Cartago shopping center, the second Nuestro-brand mall, which joined the portfolio with occupancy above 90%; the first specialized healthcare-sector asset, the built-to-suit Sanitas Tequendama in the city of Cali; and an additional floor in the One Plaza building in the city of Medell\u00edn.<\/p>\n<p>During the conference call, the acquisitions made in the first few days of January 2020 were also highlighted, which resulted in exceeding one million square meters of leasable area\u2019s property due to the acquisition of 33% of Atrio Tower North in Bogot\u00e1 and the acquisition of the remaining stake in Plaza Central Shopping Center, solidifying ownership of the asset.<\/p>\n<p>In terms of liquidity, these securities had a daily trading volume of approximately COP 3,291 million.
