This transaction reconfirms the vehicle\u2019s strategy of contributing to the city\u2019s urban development and strengthening.<\/p>\n<p>Atrio, located at Centro Internacional (Avenida El Dorado \u2013 Calle 26 and Avenida Caracas), has a strategic location with excellent connections to public transport and mobility. Bancolombia will be the first entity occupying this building, promoting the corporate user profile that Pei hopes to attract to the property.<\/p>\n<p>The vehicle&#8217;s final investment amounted to COP 271,093 million, resulting in a 33,6% return, and expanding its corporate asset portfolio to 34.<\/p>\n<p>With the purchase of this property, Pei exceeds COP 6 billion, contributing to Bogot\u00e1\u2019s architectural growth, which supports the vehicle\u2019s initiative to generate value in the main cities of Colombia.<\/p>\n<p>\u201cWe deem Atrio a particularly attractive asset, for its modern and comprehensive real estate offer, which seeks to reconfigure the Colombian capital\u2019s center, integrating corporate users with the public space in the same place\u201d, stated Jairo Corrales, Pei Asset Management\u2019s President.<\/p>\n<p>Atrio was designed by Rogers Stirk Harbor and Partners, led by renowned architect Richard Rogers, who has been responsible in recent decades for some of the most important buildings worldwide.<\/p>\n<p>The asset was built under a mixed-use real estate development scheme, which is why a set of tall buildings was proposed. The layout of these buildings creates a public space of 10,000 m\u00b2, commercial areas of 6,769 m\u00b2, and office areas of 56,572 m\u00b2 at their base.
