Bogotá, March 2021. Pei, real estate investment vehicle, a leading company in Colombia managed by Pei Asset Management, announced the acquisition of a 27.963% stake in Strategik Parque Empresarial, located on the Ibagué-Espinal highway.
The asset, which is part of the vehicle’s logistics portfolio, has a leasable area of 13,251 square meters and will be leased to KOBA Colombia. This company will operate a distribution center for D1 stores, serving the needs of the Tolima department and some neighboring areas in Cundinamarca.
Jairo Corrales, president of Pei Asset Management, stated: “This acquisition allows the vehicle to fulfill previously undertaken investment commitments under the Built to Suit scheme, and confirms its interest in building long-term relationships with its tenants and supporting their real estate needs within the country.”
Pei exceeds 400,000 square meters in logistics assets
As of December 2020, Pei’s logistics portfolio consisted of 25 properties totaling 395,646 square meters. This acquisition brings the total logistics area to 408 thousand square meters.
In this way, the logistics real estate segment continues to be consolidated within the portfolio, which in 2020 represented 37% of the total asset area of the fund and 18% of its annual revenue.
In this regard, Corrales added, “This property allows the company to further strengthen its position in the logistics category, which has demonstrated positive and stable performance, particularly with assets related to retail and mass consumption.”
The asset in detail
The warehouse acquired by Pei has a main area for storing goods and handling activities. For its functional logistics operation, it features 43 loading docks and a large maneuvering yard.
The second level includes office spaces, meeting rooms, a training room, kitchen, cafeteria, dining area, changing rooms, bathrooms, archive, and security room. The property also offers equipment such as a refrigerated storage area, a battery charging station for forklifts, a laundry and basket preparation area, and a recycling zone.
Furthermore, it is equipped with a fire detection and extinguishing system and has an installed power substation divided into sections.
The property has parking spaces for cars, bicycles, and motorcycles.
