Bogotá, August 2025. During the second quarter results conference, Pei, a leading real estate investment firm in Colombia, presented its financial and operational performance. Total revenue reached COP 404,618 million, an increase of 7.6% compared to the same period last year, driven by rent escalations, contract renewals, and the placement of new spaces. In addition, a new issuance of equity securities was confirmed, with a value between COP 300.000 million and COP 500.000 million. This transaction aims to optimize capital structure and reduce debt, in line with the company’s long-term strategy and portfolio strengthening.
Resultados financieros.
During the year, increased revenue and reduced operating expenses enabled a Net Operating Income (NOI) of COP 341,539 million, with a margin of 84.4%, representing an increase of 8.9% compared to the same period of the previous year. EBITDA reached COP 291,637 million, a growth of 8.3%, with a margin of 72.1%, reflecting the results of the portfolio’s efficiency strategies.
Pei also recorded a decrease in net financial expenses from COP 39,086 million to COP 2024, ending the period at COP 165,160 million. This result is due to reductions in indicators such as IBR and inflation, as well as active management of interest rates and debt refinancing.

The portfolio occupancy rate was at 92.8%, while contract renewals reached 97.6%. Notable transactions include the placement of spaces in assets such as the building on Carrera 7ma with calle 77, Atrio and Amadeus, in Bogotá, the latter with 1,280 m2 under a square meter to 4 scheme.
Regarding energy efficiency initiatives, Pei began operating a renewable energy system in the Nuestro Bogotá shopping center, using 710 solar panels that will generate approximately 408,000 kWh per year, representing an estimated 56% saving on energy costs during the first year.

For the second quarter of the year, Pei announced to investors a distributable cash flow (FCD) for COP 55,012 million, equivalent to COP 1,285 per share, which is 45% higher than the amount paid in that same period of 2024.
Capital market dynamics.
In August, Pei will conduct the 12th issuance of equity securities, with an amount between COP 300,000 million and COP 500,000 million. The funds will be used to pay down debt, with the goal of strengthening its capital structure, reducing financial expenses, and improving distribution for investors. With this issuance, which will offer existing investors priority rights and allow new investors to participate in the portfolio, Pei reaffirms its commitment to building trust, generating long-term value, and actively managing its portfolio.
