Pei acquires a 27.9% stake in Strategik Parque Empresarial on the Ibagué-Espinal highway

Bogotá, March 2021. Pei, the leading real estate investment vehicle in Colombia, managed by Pei Asset Management, announced the acquisition of a 27.963% stake in Strategik Parque Empresarial, located on the Ibagué-Espinal highway.

The asset, part of the vehicle’s logistics asset portfolio, has a leasable area of 13,251 m2 and will be leased to KOBA Colombia. This company will operate a D1 stores distribution center intended to serve the needs of the Tolima department and some areas bordering Cundinamarca.

Jairo Corrales, president of Pei Asset Management, said: “This acquisition fulfills investment commitments the vehicle previously made under the Built to Suit model, and reaffirms our interest in building long-term relationships with our tenants and supporting their real estate needs across the country.”

Pei surpasses 400,000 square meters in logistics assets

As of December 2020, Pei’s logistics asset portfolio comprised 25 properties totaling 395,646 square meters. With this acquisition, the logistics category reaches a total of 408 thousand square meters.

This continues to strengthen the logistics real estate segment within the portfolio, which in 2020 represented 37% of the vehicle’s total asset area and 18% of annual revenue.

On this, Corrales added: “This property allows the vehicle to continue strengthening its position in the logistics category, which has shown positive and stable performance, particularly in assets related to retail and mass consumption.”

The asset in detail

The warehouse acquired by Pei has a main space for storing goods and order-preparation activities. For efficient logistics operations, it has 43 loading docks and a large maneuvering yard.

The second level has spaces for administrative offices, meeting rooms, a training room, kitchen, cafeteria, dining area, changing rooms, restrooms, filing room, and security room. The asset offers amenities such as a cold-storage chamber, a forklift battery charging room, a crate washing and preparation area, and a recycling zone.

It is also equipped with a fire detection and suppression system and a divided electrical substation.

The asset has parking for cars, bicycles, and motorcycles.
