Pei acquires new Sanitas medical center in Bogotá

Pei, the leading real estate investment vehicle for Colombians, managed by Pei Asset Management, continues to expand its portfolio of specialized healthcare-sector assets with the full acquisition of the Sanitas Toberín medical center in Bogotá.

This transaction was recorded at a value of 50,750 million pesos, and the property has a 10-year lease agreement signed with EPS Sanitas.

With the Sanitas Toberín medical center, Pei now has four assets under the built-to-suit (BTS) model for Grupo Keralty: three assets in Cali and one in Bogotá.

The vehicle now reaches 15,911 m2 in specialized healthcare-sector assets. For the remainder of 2021, Pei will continue formalizing its acquisition plan in other categories.

An asset built to the tenant’s specifications

The asset was developed according to Grupo Keralty’s needs. The firm responsible for its construction was Arquitectos e Ingenieros Asociados, between September 2019 and February 2021, and it began operating in April of this year. The property has a built area of 6,176 m2, comprising 5,426 m2 of medical care space and 750 m2 of parking.

The Sanitas Toberín medical center is strategically located in the north of the city, in a commercial and residential area, which will facilitate access to first-line healthcare services for this population. It has five floors for low-complexity emergency care (with dual access), a clinical laboratory, medical consultation rooms, and diagnostic imaging.

The building holds EDGE sustainable construction certification — a green building certification system that encourages real estate developers to build sustainably.

The Sanitas Toberín medical center currently generates a total of 599 direct jobs, including medical staff, administrative staff, and security personnel.
