Pei, a leading Colombian real estate investment vehicle managed by Pei Asset Management, continues to expand its specialized healthcare asset portfolio with the full acquisition of the Sanitas Toberin medical center in Bogotá.
This transaction was recorded for the value of 50,750 million pesos, and the property has a lease agreement signed with EPS Sanitas for 10 years.
“This acquisition is an example of the type of relationships we build every day with our tenants, as their partners in real estate needs. Working with Grupo Keralty allows us to expand our portfolio of assets in the healthcare sector and, consequently, diversify our vehicle. In today’s context, we are proud to participate in real estate processes that benefit the community through improved access to health services,” says Jairo Alberto Corrales, president of Pei Asset Management.
With the Sanitas Toberin medical center, Pei completes four assets under the “custom-built” (BTS) modality for Keralty Group; three in Cali and one in Bogotá.
In addition, the company has acquired 15,911 m2 of specialized real estate in the healthcare sector. In the remaining period of 2021, Pei will continue to formalize its acquisition plan in other categories.
A tenant-specific asset
The asset was developed in accordance with the needs of Grupo Keralty. The firm responsible for its construction was Arquitectos e Ingenieros Asociados, from September 2019 to February 2021, and it went into operation in April of this year. The building has a built-up area of 6,176 m2, distributed over 5,426 m2 for medical services and 750 m2 for parking.
The Sanitas Toberín medical center is strategically located in the north of the city, in a commercial and residential area, which will facilitate access to high-quality healthcare services for this population. It has five floors for the care of low-complexity emergencies (with double access enabled), a clinical laboratory, doctor’s offices, and diagnostic imaging facilities.
The building has EDGE certification, an eco-building certification system that encourages developers to build sustainably.
Currently, the Sanitas Toberín medical center generates a total of 599 direct jobs, including medical staff, administrative staff, and security personnel.
